Buying A New Fort Collins Home! – Should you use an agent?

I had a friend ask me a really great question the other day. he said, “Should I use a Realtor to help me buy a new construction home?”

My answer was….”It Depends.” So I thought I would put together a video for you guys on whether or not you should use a Fort Collins Realtor to help you buy a brand new home. Here are the pros and cons.

PROS to using a Realtor to help you Buy a Brand New Home in Fort Collins –

  • Home builders almost always require you to use their contract to buy the house! This is a contract their attorneys have developed to protect them…not you. It probably a good idea to have a Realtor you trust with you that can help you understand the contract and what you are agreeing to. They may also be able to negotiate some better terms for you!
  • Home builders usually have a sales representative at a model home to help guide the process. As kind, helpful and Generous as these folks are, they are there to sell you a home and be an advocate for the Builder. Its probably a great idea to have a Realtor that can be there to advocate for you!
  • The best part of having a Realtor be your advocate in the process….It typically won’t cost you a thing to be represented. A vast majority of New Home Builders price their homes so you can use a Broker of your choice at no expense….take advantage!

Reason why you may not want to use a Realtor with Your New Construction Purchase –

  • I could only think of one reason why you may not want to use a Realtor when buying new home  construction. If the Builder discounts the home by the amount they would be paying your Realtor you may want to save some cash! Before you get excited, typically a Builder doesn’t do this, but if they do offer a discount in proportion to your Brokers Commission, and your willing to do your own negotiating, it may be right for you and your family!

There are so many great options for new home construction here in Fort Collins. Whether you go with a national builder like DR Horton, or Meritage Homes, or end up with someone more local like Herrington Construction to build your Fort Collins home, it may be wise choice to have a Realtor with you!
