Are New Builds Negotiable?

In 2020 and 2021 the sales people sitting in the sales center would literally laugh at me when I would try to negotiate with them on price. Builders just couldn’t keep up with the demand and no incentive to negotiate.

From July-December of 2022 and even today, builders are much more willing to negotiate on price. Most sales members are under incredible pressure to produce contracts…which turn into sales, and it becomes a bit more like buying a car on a lot. When sales are slower the buyer ultimately gets a better deal.

Even if you are trying to buy during a period of time when the market is less negotiable, you can always control the your costs when it comes to financing and upgrades. For example, one local builder is charger $7500 for a walk in shower with a tile floor, and frameless glass enclosure, we have many contractors who could do the same work for 4500.

The trick to getting a deal is to:
1. Work with an Agent…who may know how to apply more leverage.
2. Ask for one! You never know.
3. Know if the Market is appreciating or Not In a depreciating market you start to see deals!
