Home Sellers – Stop Leaving Money On The Table

That’s a pretty dramatic post title, but truth be told I think a lot of Northern Colorado home sellers are leaving money on the table! The market for a home seller is great right now, so the temptation is to simply clean up their homes a bit and have their agent put it on the MLS. Chances are they will have multiple offers and sell the home, but the real question is…Did you get the most you could for the house?

It has been psychologically proven that as human beings we make our purchasing decisions with the emotional part of our brain. Stop right now and think about something you really want. Its hard to explain to someone why you like it, you just like it! When you do try to explain why you like what you want to someone else you will find yourself trying to rationalize your love by listing facts. Ok Psychology lesson complete. Here is what it means for you as a home seller.

Every home has a great story that a certain buyer will eat up. We need to make sure that right buyer gets in your home and is given every possible chance to emotionally connect with the home. Step one is to define your homes audience. Step two is to cater to that buyers emotions. Here are a few examples –

If your home has professional grade appliances, Jane, a home chef, will be willing to pay more for the house than the average Joe. The home should smell like a bakery for her, and maybe she should be greeted to the kitchen with bacon wrapped dates. The home will undoubtedly leave an impression on her.

If your home is a 3 bed 2 bath worth below $330,000 in Fort Collins, your home would probably be perfect for young families. When they step in your home they should imagine themselves raising a family there.  Maybe put a crib back into that 3rd bed, and make sure the home is clean, and organized.  Make sure the master bath looks like, smells like and feels like a home spa for mom.

You can see how this allows people to fall in love with your home. So my point is, don’t settle for a quick clean when selling your home. You may be leaving money on the table.
